I just went through the whole excercise of finding an appartment in NYC, so I just wanted to share some facts. This might be useful for people who matched in NYC area hospitals. Ofcourse some of the aspects are universal for any place.

I primarily used this website http://newyork.craigslist.org/

This is a fantastic source for searching appartments, it gets updated almost hourly.

You can search for appartments based on different regions of NYC. The appartments can be "No Fee" or "Fee". Typically No fee appartments are listed by owners and require no commission to be paid. For any appartment which is shown by a broker typically you need to pay anywhere between 1-2 months rent. Ofcourse that is negotiable. Note that some of the appartments are in COOP buildings. COOP buildings are typically appartment buildings which are jointly owned by each owner of an appartment. COOP buildings are also administered by a board. So if you are looking for a rental in a COOP building you have to go through a board approval process. Each board has different requirements. Typically most of the appartments require credit history, in case you don't have much credit try and work with your PC in the hospital. Luckily Residents are looked upon with lot of respect grin, so lack of credit hitory can be dealt with. I mean most of the time I got this reaction "Wow you are a doctor!!!!". To most of you this might be obvious, in NYC focus on the location more than anything else. Things change dramatically from one block to another, so someplace might be extremely desirable and another place a couple of blocks away may be a big NO NO. Also some buildings are RENT STABILIZED, in such buildings the rent is typically lower and won't increase much over the next few years. If you go for a long term lease you may negotiate a better deal, so try that. Also the RENT IS NEGOTIABLE, so try and bargain unless you feel its a steal. Also if you are going through a broker, typically they inflate the rent to you. So may be check the rent with another broker, as most of these rentals are open listings (any broker can show it). I was shown the same house by two brokers who quoted rents which differed by $100 shaking head. So be careful!! Also check it for yourself how far the public transport is, someone might say it is just 4 blocks, which might be 4 really really long blocks and might be a hike. During summer it may not be an issue, but during winter, in the early morning hours, the 4 really long block hike might not be so pleasant.

I finally got the appartment from the owner direct, and I must have seen 20 other appartments. But it was worth the effort, so do give some time and see around. To me I was looking for some place where I would stay put for the next 3 years, so it was important for me that I really like the place and that it was within my budget.

i suggest livin within walkin distance of ur prog. if it costs 200-300$ more - then its reasonable as u wud expect to spend a similar amount in a metro pass. and u will thank ur stars u dont have to travel for an hour to reach ur bed after a gruelling call. but if the prog is in a bad (like most of the ny comm progs and even unis like suny brooklyn) then ur better off living as far away as possible

apurva
